What’s a schedule of works?
A schedule of works is a detailed list of all of the jobs needed to complete a renovation or home improvement project
The detail contained in a scope of works can vary massively. More often than not, there are other hidden jobs required that you may not have realised to begin with
The benefits of a scope of work includes:
- Delivers better cost certainty
- Makes it easier to communicate with a contractor or supplier. Contractors or suppliers are more likely to engage with clients who know what they want
- Improves communication throughout a project
- Reduced the number of the decisions that need to be made during the project as those decisions that already been made before the project commences
- Results in less delays
- The project is more likely to come in on time and budget
Sample Project
Brief - to redecorate the spare bedroom by painting it and replacing the carpet
Schedule of Works
- Remove and dispose of the existing carpet in the bedroom
- Remove wallpaper from feature wall and make good to the wall
- Paint ceiling; Colour White; Finish Matt Emsulsion
- Paint Walls; Colour Oyster Bed; Finish Vinyl Matt Emulsion
- Painting all woodwork; Colour White; Finish Satinwood
- Lay new decor twist carpet; Colour Seashell Bright
- Fit new white black out roller blind with the fixtures fitted to the window frame
- Clean the room to include cleaning the window
The great thing about this schedule of works is that it’s clearly defined. It makes it easy to explain to the painter, carpet fitter and cleaner what you want them to do. It also allows you to assign each task to a designated person
This schedule of work is detailed. It contains the colours you want and there's a wall with wallpaper that needs to be removed and repaired. There’s no ambiguity, which means there’s less of a chance of things going wrong
Putting this schedule of work together will help you establish who’s responsible for removing and disposing of the carpet. Plus it’ll give you a chance to ask the tradespeople if there’s any other work required that you have not accounted for
The carpet fitter may inform you that they need to fit an underlay so that task will need to be added to the schedule of works. The painter might say that there’s a stain on the ceiling that needs to be stain blocked and that’ll then need to clean the wall they removed the wallpaper off with sugar soap prior to painting. Again these tasks can be added to the list
The example above is straightforward. Other projects are more complex. These projects require knowledge and experience.
